The basics
A gator loan is earnest money funding. The name comes out of the creative-finance community rather than off a lender’s rate sheet, and it describes exactly what this page does: we put up the earnest money deposit so your contract goes live without your own cash being tied up in it.
Your offer needs a deposit before anyone takes it seriously. We wire it, usually within 24 hours, so the contract is executed on the day it has to be.
The deposit at risk is ours, not yours. Your capital stays where it already is, working on the deals you are already in — which is the entire point of the product.
Fully refundable deposits only. The deposit is returned at closing or if the deal dies inside your contingencies, and nothing of yours was ever exposed.
