Double-closing preparation checklist

Before requesting transactional funding, organize the purchase contract, resale contract, end-buyer funding details and settlement timeline. Use these ten prompts to identify questions for your funder and title company.

In a double closing, A is the original seller, B is the investor buying and reselling, and C is the end buyer. The A–B purchase and B–C resale are separate transactions. Your settlement team and funder must review how they will work together.

What to do with an unchecked item

Bring the question into the funding review instead of guessing. Missing resale documents, unresolved buyer financing or a changed closing date can affect the proposed structure. If you expect to hold or renovate the property, describe that plan before requesting short-duration funding.
