Wholesale real estate

Match the funding request to the next step in your deal.

A deposit, a purchase and a longer property hold solve different problems. Start with what the money must cover and when it can be repaid, then use the guides below to prepare for a financing conversation.

I need to make the earnest money deposit

Start with EMD funding

An earnest money deposit is money placed under the purchase contract before closing. Funding that deposit is a different request from funding the purchase price. Confirm the deposit deadline, amount and contract conditions.

I have a purchase and a resale to coordinate

Start with transactional funding

Transactional funding addresses the purchase side of a double closing, with repayment planned from the resale. Axelrad reviews its transactional requests in-house. Bring both contracts and identify how the end buyer will pay.

I plan to hold, renovate or find a buyer later

Discuss the longer holding period

Describe the intended hold, property work and repayment plan. A short-duration double-close request is different from financing a property while you renovate it or wait to sell. Ask the team which financing lane fits the request.

Already planning a double closing?

Put both sides of the deal on one checklist.

Work through ten prompts for contracts, settlement contacts, buyer funds, costs and repayment. Check them off as you prepare, or print a copy for the conversation with your team.

How does a double closing work?

Follow the A–B purchase and B–C resale, and the questions to raise when two settlement teams are involved.

What remains after costs?

The difference between the purchase and resale prices is a gross spread. Use your own quoted costs to compare estimated net proceeds.

Answers for the next decision in your deal

Can the same deal need deposit and purchase funding?

Yes. The deposit may be due before the purchase closing, and the purchase may require a separate funding source. Explain both needs when requesting review. One approval does not establish approval for the other, and the team needs to confirm how each obligation is repaid.

What should I send first?

Start with the property, signed contracts, requested amount, deposit and closing deadlines, and settlement contact. Identify the end buyer and intended repayment source where applicable. Flag missing information and any planned holding period.
