The decision in brief
Ask the funder about the specific land parcel and ask the settlement team about both closings. A directory listing or general yes is not deal approval.
View Transactional Funding →If you are buying land for an immediate resale, ask the funder whether it will consider that parcel and structure. Do not assume a program described for real estate accepts every property type. The title company or closing attorney also needs to review the actual A–B purchase and B–C resale, not just the phrase double close.
Identify the parcel without ambiguity
Provide the contracts and the property identifiers used in those documents. For land, a street address alone may not tell the entire story. Ask the settlement team to confirm the legal description and whether both agreements refer to the same property interest. If the purchase involves multiple parcels or only part of a larger tract, flag that immediately.
Do not assume that plans for a future split, development or entitlement are complete. Explain anything the buyer expects to happen before closing and identify who will confirm it. This article does not establish the parcel’s permitted use, access rights or development potential.
Ask the title company a specific question
Instead of asking only whether it does double closings, describe the two contracts, requested date, source of the A–B funds and source of the B–C funds. Ask which person will review the structure and what must be resolved before either file can fund.
If two settlement companies are involved, identify the contact on each side and ask how they will coordinate. The existence of two file numbers does not itself establish an agreed sequence. Provide the funder with the same explanation so the parties are reviewing one plan.
Questions that help identify the open work
- Have both purchase and resale agreements been reviewed?
- Do the property descriptions and parties match the intended structure?
- What title, recording or other closing conditions remain?
- Who will verify the end buyer’s funding readiness?
- What must occur before funds are released on each leg?
- Who will communicate a date or buyer change to every party?

The American Land Title Association provides a member directory as one way to identify companies to contact. Directory membership does not guarantee that a company handles your location, parcel or double-close structure. Confirm those details directly before relying on it.
