Same-day transactional funding relies on a defined resale and repayment path. Buying now and looking for a buyer later is a different financing request.

If you do not have that buyer and a workable resale, describe the situation honestly before requesting funding. A hoped-for sale is not the same as an executed exit.
A buyer’s interest is not a completed resale file
Separate an expression of interest, a signed resale contract and a transaction that is ready to fund. Each answers a different question. Ask what remains outstanding with the buyer, the buyer’s funding and the settlement process rather than treating a signed contract as a guarantee.
Useful preparation includes the resale agreement and amendments, the buyer’s proposed source of funds, the closing date and the settlement contact. A lender reviewing the A–B advance needs to understand how the B–C sale is expected to repay it. If the buyer is still arranging financing, identify that open condition.
What if the end buyer backs out before A–B closes?
Tell the funder and settlement team immediately. The request they reviewed may no longer describe the deal. Do not let the purchase proceed on the assumption that a new buyer will appear or that an old approval automatically covers a replacement.
Ask your attorney or settlement professional what the purchase and resale agreements require. Ask the funder whether any revised request can be considered and what information would be needed. Those conversations do not guarantee that the original purchase deadline can still be met.
What if the purchase has already closed?
The funding obligation does not disappear because the expected resale failed. Review the signed funding documents and discuss the change promptly with the funder and your advisors. Do not assume that a same-day arrangement converts into a longer-term loan or that an extension has already been granted.
Before funding, ask a practical question: what is the process if the buyer cannot perform? Record the answer from the agreement rather than relying on an optimistic estimate of how quickly the property could be resold. A potential backup is only a possibility until the relevant parties approve it.
Same-day and extended funding are different requests
An offer described as extended transactional funding needs its own review of duration, charges, security, repayment and eligibility. For a same-day request, use the closing preparation checklist to identify the purchase, resale and remaining conditions together. An unchecked item is information the team needs, not something to hide to make the request appear ready.
