Separate the question of a credit inquiry from the question of transaction approval.
Ask exactly what will be checked
Before authorizing anything, ask whether the proposed process includes a credit report, what permission is required and whether requirements change with the funding duration or structure. Do not assume that a statement about same-day transactional funding applies to a bridge or other longer-term loan.
Likewise, a provider asking for identity, entity or contract documents has not necessarily described a credit pull. Ask it to explain the purpose of each request. Provide sensitive information only through the designated secure process, not in public posts or an informal group chat.
The repayment review still needs a complete picture
For a double close, place the A–B purchase and B–C resale side by side. Identify the property, contracting entities, prices, dates and settlement contacts. Explain how the end buyer plans to pay and what remains before those funds can be used for that purchase.
A preliminary letter for the buyer is useful context, but read its conditions. A buyer who has not completed lender review may be in a different position from a cash buyer whose funds and settlement arrangements are confirmed. See proof of funds versus preapproval for the distinctions.
Four separate questions for the funding conversation
- Credit: is a report required, and what authorization is needed?
- Identity and authority: who is borrowing and who can act for the entity?
- Transaction: do both contracts and the settlement plan match?
- Repayment: what must happen for the resale to fund and repay the advance?
These questions are more useful than assuming that a single advertised feature answers all four. If the purchase price, buyer or date changes, explain the change rather than continuing to rely on a review of an earlier version of the deal.
What to prepare if you are worried about qualifying
Start with a truthful deal summary and the documents you already have. Identify missing items and explain the requested funding period. Ask the team which requirements apply before spending money or making commitments based on an expected approval.
