What is a proof of funds letter?

A proof of funds letter (often shortened to POF) tells a seller, listing agent or title company that a buyer has access to the money for a purchase. For a wholesaler planning a double close, the honest version comes from the transactional lender that will actually fund the A–B purchase.

Why will a lender only issue one for a real deal?

Because the letter is a statement the lender stands behind. What do you need to request one?

Many wholesalers would rather not send their own bank statement to strangers. A funder's letter shows the purchase is covered without exposing your accounts.

How fast is "same day"?

A worked example

Example only, with round hypothetical numbers. You are writing an offer at $180,000 on a property the listing agent says will only go to a cash buyer. The agent wants proof of funds by 5 p.m.

In the morning you submit the request: $180,000, the property address, addressed to the listing agent, needed by 4 p.m., with a note that you plan to double close using Axelrad's transactional funding. When the contract is accepted and you sign an end buyer, the transactional funding itself is underwritten separately on the B–C contract and the end buyer's verified funds.

Is a POF letter a commitment to fund?

No. The letter supports your offer. Treat the letter as step one, not the finish line. It also helps to keep the letter amount aligned with any revised offer.
